Is this like the Unseelee Fey or whatever thing, where its really level adjustment -- and not meant to be played? Is that whats happening here?

CR: +1
LA: +5

You're wrong here actually, as a template only modifies things that are stated in the template.

That only holds true for authors that remember to follow that convention. 3.0 and Dragon Magazine are notable exceptions in that they tend to forget that convention.

In general you should not need to hide from Lvl 3 senses unless your DM decides to use them. IF your DM decides to use them then seek the appropriate counter.

Warning: Half Undead are seen by Lifesense.
