How to start a larp?

I've been thinking about starting a local LARP, particularly a fantasy theater LARP to stand out from the boffer LARPs "near" where I live.

Any advice on how this can be done?

By fantasy theater, do you mean non-contact, low-combat with a fantasy theme?
