Rebuking/Controlling/Creating Non-Zombie/Skeltons

!!Before we get started: I am the DM, and have someone wanting to play a Dread Necromancer.!!

As the title says, anybody know the rules on Rebuking/Controlling/Creating stuff like Ghouls, Wights, and the like? I'm having a rather difficult time finding the information, and I do not want to assume that Ghouls are 1HD:1HD ratio. Like Bloodhulks from Monster Manual IV are 2HD:1HD. Sorry if this has been answered elsewhere, it's more as I cannot find anything on any of this... I KNOW you CAN create sentient undead after lv12 Dread Necro using Create Undead...

They count as undead of their HD, yeah.

You can't create (most) things other than skeletons/zombies with animate dead. I know some splats add stuff, like the bloodhulks.

If you make a Ghoul with Create Undead, you need to establish control by another method, as that spell explicitly does not grant control over the creature.
