How difficult is the conversion from PF to 3.5?

I don’t have the entire AP, but I know that “In Search of Sanity” makes use of haunts, so you’d need to look at Horror Adventures for the rules on those.

Other than that, the basics should port over fairly easily, although I haven't run the AP myself.
