...to make it inherently non-magical (as in 'Totem bonuses are just display of skill, strenght, toughness or nimbleness'), which fluffy feature would you choose to replace Spirit Seeker, the ability to cast Beast sense and Speak with animals as rituals?

Naturally attuned to the minds of friendly creatures, who have similar minds to the Barbarian. Like a Disney Princess kinda thing.

Would you accept proficiency in Investigation and Animal Handling as a means of discerning what happened in an area (tracking and survival translates to forensic investigation), along with similar perceptiveness allowing better sense around animals?

Animal Handling proficiency, Adv. on Intelligence and Wisdom checks as it relates to your totem (similar to the origin certain martial arts, you've observed these creatures for an extended period as part of selecting them as your totem).

Spirit Walker would also need a replacement if you're aiming for non-magical
